This was a strategic project to unlock the North Manchester General Hospital site by removing the warren-like nature and lack of organized car parking on the site by ensuring that car parking provision was increased. Furthermore, it improved traffic circulation by opening the East side of the site.
Initial enabling works to demolish the existing building, Limbert House were delayed due to complications with the Asbestos strip-out following discovery of notifiable Asbestos. This was also further complicated due to the discovery of 2 no. bats in the roof ridge of Limbert House which required closely monitoring due to them being a protected species.
To mitigate arising additional fees due to the change in scope and delays, we re-programmed our inspection regime and worked closely with the Contractor to understand where new “hold-point” inspections. This was especially sensitive owing to the presence of the bats and to understand when it was appropriate to inspect Asbestos removal in a safe and controlled manner to ensure that our witnessing and sign-offs occurred at the correct time to allow the programme to get back on track.
