LJMU John Foster Building External Repair Works

Project details

A large scale and complex phased project, involving the repair of external facades, stone repairs, pitched and flat roof replacements, located in a Conservation Area for a Grade II Listed Building. Inspections included roof and façade, drone inspection of slate work, delaminated stonework, & brickwork. Surveys including providing samples of approved stone repair methods, and roof slate sampling.

  • Production of detailed existing records of building condition and construction including photographic records of listed features.
  • Schedules of work produced included measurement of existing and proposed elevations, annotated with details of repair works for submission to Conservation officer.
  • The compilation of all statutory applications to the Local Authority for Listed Building and Conversation Area consent
  • Roof rainwater run off calculations for the specification of new rainwater goods.
  • We were responsible for all contract administration and cost management including monthly valuation verification and certification, change control, value engineering, stakeholder management and social value delivery.
  • Programme, sequence and phasing planning in conjunction with Academic and University timetabling departments

Challenges

Co-ordination included pavement and hoarding planning and local authority applications for highway and footway temporary closures.

Specification, sampling and approval of materials and time delays relating to Local Authority responses.

Sequencing of works and project phasing to ensure Business Continuity was unaffected

Phasing and working methods for activities carried out during term-time to ensure Student Experience was unaffected

Added value and Innovation

Additional works carried out to boilers, flues and roof level services to make use of complex scaffolding installation

Costs were controlled by utilising a prime cost sum for accelerated scaffold removals during non-term dates to provide flexibility of approach in the decommissioning stages of each phase with lessons learnt

A ‘soft landings’ approach was adopted to the completion of each phase of work with in-use building information relating to stone repair methods and warranties for lightning conductor installations was provided in advance of each staged completion milestone
